When is a Building Regulation application required?

When you wish to alter or extend a building, erect a building, execute works or install fittings, or make a meterial change of use to a building.

Examples:

1. Structural Alterations and Extension: 2. New Buildings: 3. Installation of works and fittings: 4. Material change of use:
  • Enlarged window/ door openings.
  • Removal of load bearing walls.
  • Openings for patio doors.
  • Cavity wall insulation.
  • Roof space conversions.
  • Extensions
  • Attached garages/carports.
  • Dwellings
  • Garages
  • Outbuildings
  • Drainage alterations.
  • Bathrooms etc.
  • Central Heating.
  • L.P.G. Tanks.
  • Gas Fires.
  • Flat Conversions.
  • Any building to a dwelling.


Exempt and Partially Exempt Buildings:

Conservatory & Porch < 30sq m. Provided: Any glazing complies with Part V i.e. Safety Glazing used.

Single Storey Shed < 9 sqm, Porch < 4sq m.

Detached garage, Shed < 30 sq. m. Provided: Built of non-combustible materials or > 2 metres from boundaries and buildings

Carport open on at least 2 sides and < 2m. Prior to 15th January 1996#

Conservatory/Greenhouse < 20sq m. Provided: Built more than 1 metre from boundary, adequate ventilation provided, not built over opening into drain.

Prior to 28th November 1994, Conservatory < 30sq m., Porch < 8sq m. provided: > 1 metre from boundary at or about ground level.

Any small detached single storey < 30sq m. Provided: Constructed from non-combustible materials, or > 1 metre from boundaries or other Buildings.

Car Port/Covered way. Provided: < 30sq m and open on at least two sides.


Unapproved Works

What happens if work does not have Building Control Approval? If works are complete more than 18 months; no action taken, unless considered to be injurious to health and safety of people in or about the Building. In which case action will be taken under the appropriate legislation.

Will I need to comply with any other Regulations?

Building work may still need planning permission, even when Building Regulations approval is not required.
