Private Tenancies
The Environmental Health Department carries out inspections to check whether properties are fit to live in, under The Private Tenancies (Northern Ireland) Order 2006 (Article 33).
The new system will:
- Provide a better standard of accommodation within the private rented sector in Northern Ireland
- Allow landlords to maximise rent.
- Protected tenants retain their security of tenure.
Landlords who own certain types of properties must apply to the Environmental Health Department for a Certificate of Fitness.
Tenants may also apply if they are concerned that the property they are living in is unfit and built pre 1945, or previously inspected as fit and has deteriorated to an unfit state since the fitness certificate was issued.
